2. LISTING PREP
Together, we’ll get your home ready to make its best first impression. I’ll walk through the space with you and recommend any simple updates, like painting, landscaping, cleaning, or staging, that will help your home truly shine and attract the right buyers.
3. LIST DAY
The big day! Your home goes live on the MLS (multiple listing service), the website, and syndicate sites like Redfin and Zillow.
4. OFFERS
When the offers start coming in, I’ll help you review each one carefully so you understand all the details, not just the price. Together, we’ll look at terms, timelines, and any contingencies so you can make the best decision with confidence.
5. Inspections and Repairs
After the inspection, buyers may request repairs or ask for a credit instead. I’ll walk you through each request, help you understand what’s reasonable, and handle the negotiation so you can move forward with confidence.
6. APPRAISAL
If the buyer is using a loan to purchase your home, their lender will order an appraisal to confirm the home’s value. I’ll walk you through what to expect and explain each step so there are no surprises along the way.
7. SIGNING
You’ll sign your closing documents, usually at the local escrow office. If you’re out of state, don’t worry! I’ll coordinate with the escrow company to arrange a convenient time and location with a local notary so everything goes smoothly.
8. CLOSING
After you’ve signed your closing documents, the escrow company will take care of recording the deed with the county. Once that’s complete, your net proceeds will be sent safely to the account of your choice. Congratulations, it’s official!
